If you do something negligent, and someone sustains money damages, you would be liable. That's what homeowner's insurance is for. Who said you wouldn't be liable?

If it's an "irrevocable trust", it would seem that the grandmother didn't have the power to modify the trust. Consult with an attorney.

Assuming that you didn't co-sign for any of the debt, no, should they sue her estate and obtain judgments, they would not be able to levy upon the house.

Of course, one would have to read the contract, but in general, if the roofer did the work the roofer is entitled to be paid for that work. Did the owners make a claim on their homeowner's insurance policy?

Q: if I pay HOA dues and the Board hires an HOA attorney with those funds how can that attorney ever be used against me?

Since my money pays the attorney why is that not a conflict of interest if I sue the HOA.

Did you tell the attorney something in confidence, believing the attorney was representing you? Or did the attorney give you legal advice? Only in one of those cases would it be a conflict of interest.

You need to file a claim of exemption within 20 days of receiving notice of the levy. You also might want to contact the judge's judicial assistant to see how soon a hearing can be held.
