Q: can my landlord enter my apartment when i am not home to check a claim that i have a dog, if i do not want them entering

they say they do not need my permission to enter my home, i asked if they would wait until i was present to enter the home and they said if i didn’t answer the door they would be allowed to enter anyway.

All lease have a provision for quiet enjoyment which means that a landlord cannot enter an apartment without the tenant's permission unless there is an emergency which must be addressed immediately such as a gas or water leak or the smell of smoke.

Q: Our neighbor's dog comes on our property daily, off leash, and poops in our yard.

We have asked them multiple times to keep the dog in their yard, but they have not done anything. They let him out in the yard with no supervision, and he uses our yard as his toilet. Do we have any recourse?

Probably not. You will need to check your state statutes for whether or not lunging is a criminal offense. It is here in Colorado.

Q: We've been watching a friend's dog for 8 and half months. Can we legally keep him if he wants him back?

It took him 3 or 4 months to even ask about the dog. He's neglectful towards the dog. He doesn't like to walk him. And for as long as we've had him giving him back would probably kill the dog.

Do you seriously believe a Court will want to get involved in this matter? I can understand that a dog is almost like a child, but a Judge may not be so tolerant. Perhaps you could give you ex a different dog to try to work this out?
