Q: My landlord has not repaired the utility box & I still have no electricity. What can I do?

A: Title 41, section 118(A)(2) of the Oklahoma statutes requires landlords to "Make all repairs and do whatever is necessary to put and keep the tenant's dwelling unit and premises in a fit and habitable condition." Sub-paragraph (3) specifies that landlords must " Maintain in good and safe working order and condition all electrical, plumbing, sanitary, heating, ventilating, air-conditioning and other facilities and appliances, including elevators, supplied or required to be supplied by him." It is likely the landlord is in violation of both sub-paragraphs in this cold weather. However, if you made a contract separate from the lease taking responsibility for repairs, you will be responsible for those repairs. Assuming you haven't taken responsibility for any repairs, consider just telling your landlord about the statutes referenced above and ask him to fix the utility box immediately. If the landlord refuses to repair or fails to promptly repair the electrical system, you should speak with an attorney. There are too many options to list here, and many of them depend on the specifics of your situation.
