Q: Can i break my lease yet?

I have a lease agreement with "remax" i know the home owner, and hes fine with us moving out just told us to deal with them and whatever he could care less....

however they dont want to let us break the lease, but we havent had hot water in a week i filed the report and they sent someone out here, he cant fix it he says its an elec short somewhere, so i have a child under the age of two i cant bathe and no hot water anywhere in my house most hours sometimes ill get lucky for about 3 minutes (long enough for the shampoo to get settled in my hair), theres no smoke detectors anywhere in my house at all..... i just feel like this isnt where i should be having a toddler and i dont feel safe here, weve had people break into the shop outback and steal stuff... remax said not there concern oh well.... can i break my lease yet? i dont wanna have to pay "1/2 rent until new tentant" if i dont have too... id rather move and get my deposit back since this house is crappy on their end.
