Q: What are the Lease with purchase option laws in florida seller/landlord has requested

10 k down that goes directly to him and is non refundable if i do not qualify for the mortgage. Also stating I would be responsible for fixing anything that breaks During my 2 year lease ,Also I must agree to replace the roof within the first 3 months of leasing, then when i purchase the home At the end of 24 months we will receive 10k off the purchase price for the roof credit and 10k off for the down payment plus 25% rent credit will also be deducted from the purchase price. please advise me on this I do not want to make a Hugh mistake that I will forever regret. The price of the home is 365 other similar homes in the neighborhood are selling 5k more. I really love the home but do not feel comfortable being held responsible for a roof please advise me. THANK YOU
