Orlando, FL asked in Real Estate Law for Florida

Q: We listed our house with a real estate company (ARC) and want to know if / how we can end the agreement 3 months early.

The contract date is June 11th 2014 to January 11th 2016. Realtors showing the house have left the back door unlocked on three occasions. The listing agent was contacted each time and they said they can not control everybody showing the house and the contract states that we are responsible if the house is damaged by someone gaining access even though they did not lock up after. We are in Florida and twice our son found the back door unlocked when he went to the house to cut the grass. We were there to close the pool on the weekend and found the door unlocked again. How do I fire them? and list with an agency that does their job better and takes responsibility if they fail to lock the house up after a showing? The property and the listing agreement were executed in Alabama and the house for sale is in Alabama not Florida.
