Q: Im signed a contract had an inspection done Is the seller responsible for repairs roof,electric,mold/mildew?
The house was not listed as is. In the disclosure the owner said the roof does not leak and is 10yrs old. The inspector said it has 5-6 leaks and the roof is more like 19-20 yrs old. The electric service wire is dry rotting and cracked also wires in the attic are dry rotted and somebody ran electric from the house to the garage about 12ft away and above ground about 9ft in the air. The crawl space has standing water in it from the rain with some mold and mildew under the house. Is the seller responsible for the repairs? They offered $1000 credit for repairs Im asking for $8500 I got two est. of $13,900 and $14,700 to fix it.
A: You have to read the contract about this. We do not know what it says. Take the contract to a local real estate attorney to find out what your options at this stage are. This must be done swiftly.
