Q: I have closed the doors to a house for homeless, gave 30 days notice, but 3 refuse to leave. What paperwork do I serve?

I do not have a lease, only paperwork which they refused to sign outlining fees for living in the home and rules. I was told I need a Pay or Quit notice, my 30 days notice was not adequate. Is this true? What is the procedure to get these people out? Please help. I had 2 other people whose case managers removed and placed them somewhere else. I posted this 30 days notice to vacate in the home and gave each client a copy. I do not own the home, my lease is up and therefore I turned off the water, other people wanted to move in, the 3 clients took me to court. The Judge said my 30 days notice was not a proper notice. I question this. Now it sounds like I need to start all over again.I didn't ask for rent for 2 months, but since I am still paying bills there I will be asking for settlement in court for 2 months rent and whatever other expenses. What can I do to get these people out please????

A: Given the Judge's reluctance there are probably a few facts that complicate this case; such as whether they are section 8 tenants or the facts are unique. You need a Landlord/Tenant lawyer on this one. You should reach out to one in your local area.
