Forked River, NJ asked in Landlord - Tenant for New Jersey

Q: Small preschool in a building with terrible landlord. Responsibility for A/C system is vague in agreement. Need help!

Building was sold nearly 2 years ago. The new landlord did not perform a thorough inspection at the time of purchase, thus did not inspect aging HVAC system. Now, the A/C system is in terrible condition and from what I am seeing, the agreement requires me to replace the system in their building. We have paid for technicians to perform maintenance, but now the system requires major work/replacement. This landlord has shown no concern for requests to repair other things and I need to determine my rights.
