Q: Can I sell a house in Az under Joint Tenancy - What Options are available?

Myself, Dad & Uncle acquired a house in AZ via Joint Tenancy - Uncle has been taking care of house for about 14 years, Dad passed away 2 years ago, Uncle wants me to pay him pay 1/2 of everything he put into the house now. I have asked for receipts but nothing. I WANT TO SELL. What do I have to pay my Uncle, 1/2, 1/3 or are receipts needed. Supposedly he had something agreed with my dad but I was never informed. Uncle has claimed everything on his taxes, no rent paid to me. I have never been approached with approving of work to be done he has taken it upon himself to do whatever he wants and now wants to be paid back.
