Q: I got my deposit after 30 days with a letter saying that I will be billed when repairs are complete. What can I do?

In the letter it is stating that the apartment is unrentable but I left it in the same condition I received it. They bought this property 3 months before i moved out. They were planning on renovating and I believe they want to do it on my dime.

A: A) do nothing; B) sue in small claims and let them prove the damages. BUT if you lose you will not only not get the deposit back but pay landlord's costs and attorney's fees. So it is a gamble.
