Q: There was an incident involving gun shot and a dead victim just outside the house that we are renting. Can I vacate?

I would like to terminate the lease in order to move to more safer place since I have a 8 month baby. What are my options? I am considering giving up my security deposit (1 month's rent) + 1 month's rent to help the landlord to get the place re-rented. Following were the terms at the time of signing the lease,

Termination of Lease condition

You are allowed to give 3 months moving out notice of moving out between the dates 1st July 2016 to 31st Jan 2017 months but if you move out during this time period (1st July 2016 to 31st Jan 2017), you would be liable to pay Early Termination fee of 4500 USD+ 3 months’ rent . Failure to pay or adhere to these terms would results in report of this break of lease to credit bureau and appropriate Legal action. For eg: If you decide to move out in on 5th July, then you would have to pay 4500 + 3 months’ rent (4500) total like 9000 USD as an early lease exit.

A: Looks like a diy lease. Person should try to negotiate lease but if landlord digs in get a consultation from an attorney who handles tenant issues.
