Q: Mngnt co asked me to sign an estoppel cert that says it's not a lease. Who's responsible for rent credits after a sale?

I rent a condo & all my interactions have been with a management co; I even have a signed addendum to the lease that lists them as included as landlord. I went 40 days without a/c after providing them several communications of the issue. They offered me a rent abatement credit & even said they do it at 42% which he mentioned is military rate. Upon reviewing my account $100 was applied per the new owner. The management co specifies in my addendum that I can be responsible for a/c coil cleaning & mold abatement if I make the unit temp fall below 80F, so is there no recourse when the cause of the heat is due to them not fixing my a/c in a timely manner? Full credit from the management co? Does it matter who the "landlord" is when there's no new lease? What about the habitation issue? I barely occupied the unit (which is documented) until the a/c was fixed because my 2 year old got a heat & yeast rash from high temps when we were there! I have his dr & prescription info to prove. Plz help

A: It appears that there may be some disagreement between the new owner and the management company regarding the management company's authority to issue you the credit. Are they asking that you pay them back the amount that was credited to you?
