A: You obviously have some knowledge about selling real estate, but your questions seem to suggest that you do not know as much as you think you do! Your first step should be to talk to your agent or the broker and ask him the questions you have posed. My experience has been that payoff demands are made by the escrow company after escrow is opened. As for the "whiting out", it sounds like a short-cut, and would not be my choice, but may be save some money and be reasonable under the circumstances. Again I suggest that your first step should be to discuss your concerns with your agent or his broker.
