Q: My parent's passed away 7 years ago. They had a will and left the house to me and one of my two sister's.

I want to put the house in our name. How do i go about doing that? I am from Michigan.

A: You will, most likely, need to initiate a probate proceeding in the county where your parents died. Through that proceeding you'll gain the legal authority as personal representative to transfer the real estate through a fiduciary deed.

It is important for a trained attorney to do this for you to avoid any unnecessary liability - tax or otherwise.
