Q: landlord asks for rent on the 21st of each month and is threatening not to renew my lease unless I pay?

I have paid rent on time, before the 1st each mth, yet he continues to ask for rent earlier and earlier at a discounted rate. last month I agreed to pay early for a discount on rent on the 25th he disregarded it and asked me to pay on the 21st. I refused and payed at the end of the mth as per my lease. I have asked if my lease will be renewed as I like where I live and he will not answer just says we will talk after you pay rent. There has not been one month that he has not contacted me to pay early or contacted me to remind me to pay before the first. He says banks take 3-5 business days, which is untrue since i pay him direct from my bank. My lease states rent is due on the first of the mth with a 3 day grace period for weekends or holidays. Please advise, I want to stay another year, and pay rent on the first like a normal tenant.

A: He doesn't have to renew your lease. So if you do pay early, as he requests, it is possible that he will decide to renew. Perhaps you should offer to pay early on the condition that he first gives you a written renewal.
