Q: My house was awarded to me in the divorce. How do I sell it without my ex knowing?

A: If it was awarded to you and you have a quit claim deed, you should have no trouble selling it without him knowing. However, let's say you needed him to sign one. So what if he knows?

We know the house was awarded to you, but did your ex actually ever deed his rights to you? If you need his signature on a deed, you are going to have difficulties. Under certain circumstances, an Associate Judge may issue such a deed to you.

A: He will find out if his name is on the title whether it is sooner rather than later depends on a variety of things. The court can award you the property but getting his cooperation will make it easier to sell.
