Denver, CO asked in Landlord - Tenant for Colorado

Q: how do I break a year lease only 3 months in with little consequence?

I moved here from Arizona for work. The job I was given is not working out like promised. I signed the year lease in November and I will be moving back to Arizona due to lack of funds to pay my way. How do I get out of my lease or work out a payment plan. Side not my ceiling has been leaking and they "fixed" it 3 different times. I am 90% sure there is mold in the ceiling. If there is something I can use that way

A: You can try arguing that the leaking roof makes the apartment unsafe or unlivable, but this is a pretty weak claim. Your lease agreement should disclose the procedures for early lease termination. If not, it really depends on the landlord/property management and what they are will to negotiate. Most will require payment until an alternative tenant is found. Absent a termination clause or release from the landlord, you (and the landlord) are stuck with the lease until it expires.
