Q: Three weeks after attorney review and all inspections and title search, the seller says she has changed her mind !

We completed attorney review on March 3rd. Now on March 23rd, after all inspections have been completed, the title work done, the seller decides "she has changed her mind". We had locked in an interest rate of 3.875 but if the deal does not complete we will be forced to obtain a new property with a now higher interest rate. We do have an attorney and expect to file an emergent order in the next few days. Are courts sympathetic to buyers in this position ? I haven't been able to find out much information when the seller does this. Most problems seem to come from the buyers side. If this goes to court does a judge have the ability to force the seller to comply ? And if not will this have to be heard before a civil jury for damages this has caused us ? Or can a judge order what damages must be paid to the buyer ?
