Q: I need my residence transferred out of out-of-date living trust into my name. How do I do that? Cannot afford atty.

I was told by the Property Appraiser I need legal assistance, but when the trust was prepared I was told I can do that at any time at will. Family changes have necessitated this - marriages, divorces, grandkids, etc. The property was mine at the time of preparing the trust.

A: If you do this incorrectly, it will backfire and end up costing more time and money than doing it right the first time.

You cannot afford to NOT have an attorney. Seek competent local help from a real estate / estate planning attorney to insure this is done right. Don't try to do this yourself, as in MOST cases it CAN be done, but you have to do it correctly!
