Q: How to make a guest who has never paid rent leave your home after you've given them a 30 day notice and they refuse

I allowed a friend to stay in my home as a guest until they found employment and started making money and got on their feet they have been in my home since February 2017 with the verbal agreement they would stay for 30 or 60 days it is now been well over that time. I issued in writing that they had 30 days to move out of the property they had still refuse to leave. They have never paid any sort of rent, or any bills in the home but they have acquired employment they have a vehicle they do get paid regularly so I am not putting them on the street without any type of resources they just absolutely refuse to leave my home.

A: The situation you describe is not really a landlord/tenant relationship. This person is merely an invited guest. When a guest is told to leave, and they don't leave, they are a trespasser. At that point, you should call the police and have them removed as a trespasser. The person could also be arrested for criminal trespass.

If a landlord/tenant relationship is deemed to exist, you would need to file a dispossessory action to evict the person.
