Q: What are my rights as a tenant with no lease (month to month)?

My landlords sold their home, home I am renting, and their business in a private sale. My landlord verbally told me I had 30 days to find a place to live. The property goes into new owners name in less than a week. How can I buy my family more time to find a place to live? Can she verbally tell me being we have no lease or does it habe to go through legal channels? Can I make the new owners give me notice too? What happens if I don't leave at the end of my 30 days? Nothing is on paper she verbally told me on her front porch. Rent has been paid on time for over 2 years now. We also reside in Indiana. Wabash county. I was given no heads up they were going to sell everything.What are my rights? How can I by my family more time? What can I do legally?

A: Your rights as a tenant with no lease going month to month are roughly the same as a tenant with a year long lease.

However, in this situation, your landlord did nothing wrong. If you are month to month the proper notice that there will be no renewal of the lease is a month's time (30 days). It does not have to be in writing, although most people do do that in order to ensure that there is no conflict about whether or not notice was provided.

Your landlord also does not have to give you notice that they are selling the property.
