Q: Can a landlord force tenants to agree to renew 10 months ahead of end of lease? "Renew or he will start showing apt."

Daughter and son-in-law moved into apartment in August, 2017. Landlord has given them 10 days to renew lease for August, 2018. If they do not renew now (October, 2017) he will take that as a refusal to renew and start showing the apartment to prospective renters. Is this even legal? Who can say now what they will be doing in 10 months time?

A: Ohio law gives landlord the right of reasonable entry to show the premises to prospective tenants. There is no time limit on when a lease can or must be renewed, unless there is a limit or renewal requirement stated in the written lease that tenant and landlord signed. What the landlord is doing is not against any law. It might be pressuring the tenants, but that is not illegal. Tenants should review their lease for any renewal rights, if they think they might want to renew, or if they even have a right to renew, or if landlord has the option to not renew them.
