Q: How to get out of a lease early?

I have signed a lease which ends on June 30th. We were looking for a house and we found it and our contract got ratified as well. The closing is March 1st. I spoke to my landlord and asked her if we can terminate the lease early and she said yes but only on one condition that we provide her with a tenant that has either security clearance or is an active member of military/army. This is almost impossible for us to find someone like that and we really don't want to back off on our contract as we love the house and are first time home buyers. Is there any way we can get out of the lease? Also, we can not afford to pay the rent for this property as well as our new home. It will cost us $6000/month for both properties, which is impossible for us to manage. Please help!!!

A: The rights of a tenant to exercise an early termination of the lease is contained in the lease. You should carefully review your lease's provisions. Other than the tenant's rights in the lease, an agreement in writing with the landlord is always a possibility. Since you seem to not be agreeable with what the landlord offered for an early termination of the lease, you may want to make your own offer and see what is the landlord's response. Whichever path your follow, make sure it is in writing and signed by the landlord and you, as the tenant.
