Q: Landlord not returning security deposit.

The lease for the apartment got transferred to me from a friend of mine. She had paid the deposit for the house. When we were transferring the lease the resident manager told us the security deposit will also be transferred to me. It was not in writing and I did not get a receipt for the security deposit. I paid my friend the amount of security deposit in cash. However,the lease document clearly states that I paid the security deposit as the resident manager created the lease knowing I had paid the security deposit to my friend. I moved out in Jan2018 after giving proper notice. No damages to the apartment.Now my Landlord is asking me to get a notarized form from that friend if I want my security deposit back. Why should I have to do that. I have a lease which clearly states I paid the amount. Can I sue my landlord in small claims court.
