Q: What rights does the buyer have, in MD, regarding proof of (agreed) repairs?They don't want to provide until closing day

The seller's agent is refusing to show us the warranty on the roof that was done or any invoices from repairs of the items that were agreed upon. The roofer they used was not licensed for home improvement but new construction only. The repairs were not done 7 days before closing, as per contract. Now they won't provide any additional details. We should be able to get in at least 3 days before closing. When we questioned the repairs and said we wanted an actual licensed roofer the listing agent put the house back on the market. While we were still under a valid contract! She is refusing to give information. We can't make sure the warranty is transferrable to us, and if it is valid with the person who installed the roof. (this was not done by a company but an individual). We are asking for proof of repairs to see what was done and who completed the repairs to ensure they are complying with the agreement, and she will not provide until the day of closing. We need help.

A: Get a lawyer to read the contract BEFORE your right to reject under the contract expires, and then call it off. If the Seller doesn’t react by cooperating so you can restore the contract, you missed a bullet.
