Q: Ok so.im having a raccoon issue and my landlord refuses to take care of it.

I'm on rental assistance and a portion of my rent is paid by that agency! How can I put my rent in escrow or do.anything about it with this being the situation? He complety ignores me and refuses to get the raccoon out, which is now in the wall of my sons closet. My son is terrified to sleep in his room.

A: What does your lease says about pests and who pays for exterminators? If it doesn't say, then you could be responsible. Contact the rental assistance agency and ask them to contact landlord. You could pay your portion of rent into escrow, if the agency will allow you to do it. Or you could get an exterminator to remove the raccoon, then send the bill to the landlord. If he won't pay, you could sue him in small claims court, but if your lease doesn't specifically say landlord is responsible, then it might not be landlord's problem. In addition to removing the raccoon, there also will need to be a repair to fix the hole where it is getting in. Check your lease to see who is responsible for that repair.
