Q: My father passed away in PR, left house to his 4 children, 3 girls 1 boy.

The house was appraised worth about 100,000 my brother wanted to do some painting which we all agree on, i asked how much i can contribute he said he will let me know, the problem is he decided to not let us know anything and renovate the house entirely on his own when i found out prior to big renovations i ask him to buy us out if he intent is to take over the house without our consent. Because he is well financially and us sisters are not he felt we had no say. He is a Doctor we only agreed to minumul update we wanted to keep it as a summer house since we all live in NY, the problem is he initially had ask for our consent for painting and cleaning up sent pictures but within a year he stop. We asked him to buy us out which ment he will give us each 25,000 and keep tiltle only in his name but he refused claiming he does not have any money, yet now a year later he told us he spent 100,000 in renovation and he owes us nothing ??? What can we do we are lost without rights and no house

A: Good afternoon. Your brother must compensate his sisters in the fair market value prior to his renovations. You have to sue him in court in Puerto Rico inorder to force him to buy you out. The other option is to sell the property to a third party and split the proceeds in equal parts. Your brother will have a credit of 75% of the needed repairs not luxury.
