Brooklyn, NY asked in Contracts for New York

Q: My landlord is trying to sell the 3 bedroom apt I've lived in for 4 + years. I currently sublet the two other bedrooms.

He wants to knock down a wall to the apt next door to make the space bigger for potential buyers. This would leave two bedrooms plus one not private loft space. He still wants full rent payment. He also wants to do this in 2weeks. I just found out about it now. But I agreed to give 30 day notice to tenants. What are my rights? I'm happy to pay rent for 2 bedrooms. But I need 30 days to kick one Subletter out of his space. No? (If paying for only two bedrooms is even an option)... I really don't want to move out of this space... But I don't know what my rights are or if I have any!

A: The matter is governed by the lease you have, and the rules of the building, which must be a coop or condo.
