Q: Is landlord’s name REQUIRED to be on eviction notice somewhere anywhere or is his attorney’s typed name suffficient?

Received eviction notice that does not list landlord’s name. The word “undersigned” used in context seems to refer to landlord but again name is absent. Notice was served to home directly, but by an employee of his attorney (signed as delivered by that employee). It does say underneath attorney’s name “Attorney for property owner” (again no reference to actual properly owner name. ) I would think that the party issuing the notice would have to be named on the notice (not saying signature required), just their name.

A: That notice is probably sufficient as being given by an agent of the unnamed owner, but you could make an argument at the eviction hearing that it isn't. If an eviction action is filed, even if later dismissed, it is a permanent public record, and can make it difficult to rent from another landlord who checks the records.
