Q: Can my landlord terminate due to a lease violation?

My boyfriend came over to my house with his dog to check on things because the alarm went off. @ 1226 pm, it was determined to be a false alarm at 1:06 pm. the landlord came to the house at 3:33 pm , no call or anything . i attempted to call him and ask him why if ADt determined it was false he said it was an emergency but he showed up almost 3 hrs later. My boyfriend didn't let him enter pass the entry though he seemed to be attempting to acces with a key. Three days letter i received an email with his decision to terminate my lease based on having a pet on premise and an authorized person living with me . The pet yes , but my BF does not live with me he even told that to the landlord . it was no option to cure the remedy just a termination

A: You should document the situation and your position in a written statement to your Landlord. If you do not vacate the premises voluntarily, the Landlord will have to file an Unlawful Detainer with the Court to seek a court order for possession. You can dispute the claims made in the Unlawful Detainer and attempt to persuade the Judge that you are correct and the Landlord is wrong

But if you breach the agreement by having a pet when no pets are allowed then you face getting evicted due to your breach potentially.
