Q: My landlord has violated multiple sections of the lease. Upkeep of appliances, upkeep and notice of entry. Recourse?

In the lease, it states that 24 hours notice will be given for repairs made to the property. On multiple occasions workmen have shown up unannouced. Most recently, one showed up announced and allowed my dog to escape the premises.

Next. An addition to the house was supposed to be completed before move in. The landlord took over three months to complete the rent. For a month he failed to put a lock on the exterior of the new addition, and there was only a piece of particle board from the addition to the habitable space. This prompted us to install a security system.

2 months ago it snowed and leaked water came in onto the carpet. He had the carpet removed and failed to reinstall the carpet for over 2 months. This made the room unusable for it’s intended purpose.

The lease states that the landlord will keep the appliances in good working order. For a month we notified him about an inoperable washing machine. We finally purchased our own.

We would like to terminate early.

A: If your landlord is in breach of the breach you likely need to provide notice and opportunity to cure before you have the right to terminate. I recommend contacting an attorney to help you as the landlord may come after you for damages if he thinks that you have not properly terminated.
