Q: What litigation will I face with slumlord?

10 years ago my wife and I signed a 1 year lease. We have never signed another peice of paper. I understand I am a tenant at will. So typically I pay my rent every year, no agreement just when I receive my tax return I pay for the year I lived their. But this year too many things have caused us to have to move. Black mold, which he has been made aware many times. My daughter has asthma. A tree fell on our garage and ruined many belongings. He had no insurance on property. Again I notified him several times years previous that this tree was dead and a hazard. He has never maintenanced the house once. He has only replaced the hot water tank in the 10 years I have been their. I'm a carpenter so I maintenance it myself. A laundry list of issues to say the least. How much back rent can he sue for? I told him I'm leaving in may. MY QUESTION IS CAN HE SUE ME FOR THE RENT NOT PAID. AND HOW FAR BACK CAN HE GO. I REFUSE TO PAY ANYMORE AND I AM VACATING THE PROPERTY.
