A: A lease is a contract. If you don't fulfill your obligations under the contract the LL will decide if he is interested in pursuing you for damages. That said, you could attempt to negotiate a mutual termination of the lease. If you are successful then you would not breach the lease and would not have to worry about the landlord bringing suit against you for damages in the future. The issue is your LL is under no obligation to engage in negotiation for early termination. Maybe he will or maybe you can entice him to agree.
