Fairborn, OH asked in Landlord - Tenant for Ohio

Q: I am in need of some advise in regards to landlord tenant laws

it was my choice to vacate the unit in the middle of my lease but i am familiar with the landlord tenant laws where after vacating the unit the landlord only has 30 days to send an itemized account statement as to why i wasn't getting my security deposit back and to where it was being applied to along with a balanced owed. They did not send that until 60+ days after vacating the unit and after someone else was already living in that unit. On that statement is the amount i would owe for the remaining of my lease. They can not collect double rent on the same unit and they only had 30 days to send it to me not 60 and not after someone else already rented the unit. Where do i go from here?

A: Landlord is not entitled to collect double, so contact landlord to clear it up. If landlord doesn't send itemization within 30 days, tenant can sue for 2x the amount withheld plus attorney fees. Advise landlord of that to get it settled.
