A: Simply refusing to release you from the contract terms you agreed to is not a 'violation of the code of ethics', so I would hope you had more than that in your request.

Your listing agreement will define the terms of the contract you agreed to. If the contract expires in one month, GENERALLY speaking the 'tail' continues for any people who viewed the property during the term past that month, but if you bring a NEW purchaser in the obligation does not apply. HOWEVER WITHOUT SEEING the contract, it is impossible to say for sure.

Did you have a real estate attorney review the contract before you signed it? That would have answered some of these questions. Can you 'sell by owner' with legal representation? Sure. But most attorneys don't work on 'commission' for this type of work. And you will likely find that the most common contact for someone trying to sell a home on their own is from agents looking to secure the listing. I would strongly urge you consult with and hire a local real estate attorney to review the situation and provide guidance on where you can go from here.
