Baltimore, MD asked in Real Estate Law for Pennsylvania

Q: How to sell land with squatters

My 2 sisters and I inherited 6.5 acres of worthless hilly property in PA over 2 decades ago. Relatives adjacent to the property have, over time, slowly moved cars and their property onto ours. They are not convinced, even with survey, that the property is ours. How would you proceed to sell such a mess?

A: Contact an attorney in that Pennsylvania county (or at least fairly close by) to deal with it.

In the meantime, send your relatives/neighbors a certified letter granting them an "easement" to temporarily use your land and store their personal property upon it. That should toll the running of time for any possible "adverse possession" claim they might possibly make. You might also want to indicate in the letter that you're looking to sell the property -- maybe they want to buy it?

Best of luck to you.
