Q: What happenes if seller doesn’t honor contract

A: Read your contract verbatim. It may have a liquidated damages clause. Otherwise the buyer can sue for Specific Performance of the Contract. Alot of times the seller owes a commission to the agent, and there may be an earnest money fund up for grabs. But the buyer had better performed a title search and know everything about that title. Sometimes the buyer can just walk away, as there may be little to actually gain by suing. And title is not the same as possession, which may also entail a Detainer Warrant against occupants.

A: Assuming you mean Seller didn't go through and complete purchase. Your rights and remedies will be set out in your contract. First read your contract carefully or have a lawyer look at it.
