Q: Can my Landlord refuse to extend my lease on a month-to-month basis?

My lease ended last month and my landlord is refusing to renew. My Landlord failed to provide me with a 60 day notice.

My lease states:

Tenant or landlord may terminate this lease at the end of the initial lease term by giving the other party written notice of termination no later than 60 days prior to the end of the initial lease term. If neither party so gives notice, this Agreement will be extended on a month-to-month basis upon the same terms and conditions as contained herein. Either party may terminate a month-to-month tenancy by giving the other party written notice of termination no later than 15 days prior to the end of the monthly rental period.
