Q: The quickest way to get a couple out of my camper they are staying in rent free.

I let a couple stay in my camper and they had talked me into selling it to them on payments. I printed off a contract to sale the camper to them, but I didn't put a date on it for anything. This was over 6 months ago and they never paid the first dime. Lot rent to stay there is 200 a month which they were paying. They haven't paid lot rent in a few months now either. They are staying there rent free and never honored the arrangement to purchase the camper. The lot is still in my name, the camper is in my name. They have an electric bill in their name, but that's it. They receive mail at the camper, but I still do also. Do I have to go through the courts to get them out? It's just they seem to be the kind of people that will do their best to destroy the camper if I give them the 30 days or whatever the court's will give them. Thanks

A: Since this is considered residential property, you must follow the proper eviction process. If they have not paid rent, give them a written notice to vacate. If they don't vacate in 3 days, then file the eviction action. At the eviction hearing, the court will order the eviction and typically give them 7 days to vacate. If they don't, then you would arrange for the sheriff to come and put them out. Check the court web site for the proper eviction process, or use the Find a Lawyer tab to retain a local attorney to assist you.
