Detroit, MI asked in Real Estate Law for Michigan

Q: My lease provides internet but I've only gotten a shared password from the landlords house next door and it barely works

It's been 6 weeks. Can I buy my own internet and deduct it?

A: Unlikely. You do have Internet access - not exactly blazing fast Internet. You can buy your own, but it would be on your own dime. Unless the landlord made some affirmative assurances about the Internet (i.e. "always on", or a certain speed), there's not much that can be done.

A: I concur, and without seeing the actual language of the lease a more specific answer is impossible.

That said, as noted, you do "have" Internet, so trying to deduct it from your rent is a good way to

set things off on the wrong foot!

If you're not satisfied with the quality you should discuss it not just take unilateral steps, and

that goes for any rental condition not just 'internet'! The Landlord can't be a mind-reader, so

if there are issues, you need to make those issues known.

And if it is a 'habitability' issue, it is best to put those concerns in writing so as to avoid issues down

the road. Good luck.
