A: 1. In residential rental situations where there are two or more residents on the same lease, the standard industry practice is to require every resident to undergo the same application process as everyone else does.

2. Most if not all licensed rental property managers require a nominal application fee for each application--from each resident--in order to defray the administrative costs involved.

3. The reason for requiring applications is to facilitate the normal background investigations and do the credit checks common in the residential rental industry these days.

4. Rather than complain about the property manager's normal actions you should try to find new applicants who can pass the background and credit checks--before you give them to the property manage for consideration.
