Quaker City, OH asked in Landlord - Tenant for Ohio

Q: Can the owner kick us out of our current residence without a legal eviction process, even though there's no lease?

We have a verbal agreement that we'd fix up the house in return of being able to reside in the home, which we have been doing. We've bought all the materials and have done all the work painting and making repairs, as agreed upon. I've sent pictures of the work we have done, and any changes that have been made. The owner has been to the residence to see the work put in, himself. Now he's wanting us to not only repair the house, but give him cash and work for his company for free. Then I received a call on Thursday, Oct. 31st, at 10pm telling me we need to be out by Sunday.

Can he do this legally without following Ohio's eviction process?

A: He cannot force you out legally. He must follow the proper eviction process. But without a written lease, he will be able to get you out. If he tries to force you out, call the police.
