Q: Are there Real Estate Regulations governing changes to a 55+ Rental Property by a new owner?

I live in 55+ apartment listed to be SOLD.

I am retiring and will live on a fixed income and am concerned about my ability to continue to live here under new ownership. Am I protected in any way in this transaction?

A: If you have a lease, your lease is unaffected by the new ownership. It will remain in effect. At the end of the lease term, the landlord may want to change the terms of any new lease. If those terms include a large rent increase or effectively force you out of the unit, then you may want to talk to a landlord-tenant lawyer. Under recently passed law there are limits to how much a landlord can raise a rent, as well as other protections. How they apply to you will depend on a number of factors including the age and location of the property, your rent, and the length of your tenancy.
