Q: My name is the one on the mortgage but I had put my now ex-fiance on the deed. Now we're seperated but he won't leave

I have decided to end our engagement because he has been verbally, mentally and emotionally abusive towards me and my children. He is telling me that I either have to give him money, or that we have to sell the house and split the profits, but we've only owned it for a year and 4 months and there is no equity and we would both end up owing. This is mine and my oldest son's permanent home oh, and my youngest son's home 50% of the time. He only has his daughters every other weekend, and most of the time not even then. He has paid the mortgage, Electric and Gas oh, but I have been paying the water, sewage, garbage, cable and 90% of the groceries and toiletries that come in the door. Pause when we purchase the house I had put $8,000 down and he had only put $4,000 down. Is this something I can fight in court and get him to sign a quit claim deed?
