Q: No hot water available in multi family on site laundry facility. Suggested to use public laundry elsewhere. Disabled

There’s a global pandemic with a shelter in place The landlord suggested I use public facility across street as an alternative.

When we have on site laundry, which I pay for, is it illegal to not provide hot water for laundry. I have a documented disability.

They said the water was tested.

I went to use and water was warm. The top loader machines dribble hot water. This has been an on going problem and they refuse to fix. Tenants who can afford to go elsewhere do.

The hours for tenants to use laundry are not conducive to energy savings, workers, disabled, and families.

Is this too much to ask?

A: If your lease specifies that laundry is part of your rental, then the landlord has a contractual obligation to perform. You might be entitled to offset your monthly rental payment as damages. Consult with a landlord tenant attorney or a tenant's rights advocacy group in your area. petalumapeople.org/housing/rights-responsibilities/

As for your disability, you and your landlord have an obligation to discuss your issues and attempt to reach a reasonable accommodation. (42 U.S.C. §§ 3601 - 3619). However, it is unclear what your disability is and how it is adversely affected by going across the street to do laundry.
