Q: I have asked for a written lease agreement from our landlord since we moved in. She never d it d a walk thru with us to

The landlord never did a walk thru with us prior to moving in. Sh I just handed us the keys after our verbal agreement was made. We communicated the repairs we had to bbn make due to the condition the house was left in by the previous tenant. These repairs ranged from repairs to doors inside from damage from DDT dogs, food still in the fridge like completely molded fruit, AC not working, the porch being weak and needing completely repaired (i even fell thru a section of the porch), paint the entire inside from nicotine stains on the walls and the ceilings. Our verbal agreement w as for us to purchase the home by January so the repairs we made we felt were going to be done by us anyway so we didnt mind since we were working towards ownership. Then we recieved a text message from our landlord stating she recieved an offer on the home and we needed to be out by the end of the month. As of yesterday we were served an end of tenancy to be out by the end of the month. Do we have any rights?

A: IMPO, your only hope is to hire a very experienced lawyer to advise you on the feasibility of filing a "mechanics lien" in the public records, carefully listing each separate repair you REALLY made and making sure you have receipts for all of the stuff needed to do all the REAL repairs.

Examples: If you REALLY did send the landlord the list of repairs needed, and if you REALLY did repair the "weak porch" and if you REALLY did "repair all the doors" and if you REALLY did "paint the interior" and if you REALLY did pay to have the A/C repaired then perhaps filing a mechanics lien might at least help get back the money you spent repairing the landlord's house.
