South Pasadena, CA asked in Landlord - Tenant for California

Q: Can my warehouse landlord evict me or prevent me from accessing my inventory?

I lease a large warehouse to store my inventory. I operate a rental business. In February, my landlord told me that I have to move. I have always paid my rent on time and am a great tenant. They want to take over the warehouse for their own business. My lease expired and was not renewed. I have been seeking another warehouse, with the help of a commercial agent, that meets our needs, but haven't been able to find anything yet. I have about 60 more days before they want me out. I'm fearful I won't be able to get out in time. Can they lock me out of the warehouse or prevent me from conducting my business (effectively forcing me to shut down my business) once the time they've given me to move expires?

A: You do not have the right to stay on someone else's property once your lease expires and they give you legal notice to move out. You need to spend your energy looking for a place to move your goods. I know it can be a pain, I had to move out of storage after 30 years, but I took it as a good opportunity to get rid of a lot of stuff I really didn't need.
