Apopka, FL asked in Landlord - Tenant for Florida

Q: Should I sign lease if repairs aren't done. Been 3 weeks since promised repairs.

First showing of property, three weeks ago. landlord casually mentioned he would repair anything, like electrical outlets if needed. At least 3 in one room don't work. Impression is he knew bout them and didn't plan on fixing them unless pushed and would fix them himself. Also, sink looks like car parts were washed in it but he assures me it will be replaced as well. None of the repairs are done but he wants me to sign lease for April 1 move in. Concerned if I sign, repairs might not get done and my signature would excuse him from needing to do them.

A: You are starting off on the wrong foot here. If you INSIST, then hand-write a note next to your signature that says "acceptance conditioned on the landlord making all promised repairs within 90 days." But do not be surprised if the landlord refuses to agree and refuse to rent you anything-ever again.
