Q: My tenant caused damage to my property and broke a signed acceptance of renewal

My lease does say I have 30 days to return any or none of the security deposit- do I have to inform the tenant I am doing so? Also, the form of acceptance or termination for renewal at a higher rent, which she accepted and signed, what rights do I have in terms of holding her responsible for breaking that acceptance?

This Is what she signed... It won't allow me to paste the entire document:

2. Acceptance: If the Tenant agrees to rent the unit at the increased rental price of $1874.25, per month, the Tenant may remain on the premises, but must sign and adhere to the terms of a new lease agreement at the agreed upon monthly rent. By remaining in the property after the termination date of the original lease agreement, the Tenant is agreeing to the increased monthly rent and to adhere to any other reasonable changes to the lease agreement. This rental payment is due on or before the 1st day of each month. Initial if in agreement of acceptance of renewal_____________.
